Mine were similar. I bought the tape at a small RV store in Parker. If you have a Camping World near you, they are pretty well-stocked and very helpful. The prior owner had sealed leaks around the vents with some type of putty. I'm not sure what type but it looked like the type wued around a window. If you don't get much response here try posting in the DIY tribe.

The leak is where the ladder attaches and around the roof vents also there is a tear at the top of the cab over where a tree scraped and one above the door. I like the tape idea -seals yet flexible for some flexing and movement.

Congratulations!! Where are the tears and leaks? I had some problems with my RV and I repaired it with a tape and then painted over that with a special paint. Worked great.
